  • What is an Inventory and why is it important?

    A property Inventory and Schedule of Condition is an essential document produced before the commencement of a Tenancy.

    It gives a fair assessment on the condition and cleanliness of a property before occupation. It will be used on the vacation of the tenants to prove any costs for damages.


    It's been known for Deposit Schemes to automatically refund deposits to tenants when there hasn't been an inventory prepared before hand and therefore no comparison can be made before or after.

  • What's included?

    A full property inspection is conducted, this includes a room by room, item by item record on the condition of the item including any observations made. 


    As standard, Doors, Floors, Woodwork, Walls, Windows, Curtains and Blinds, Radiators, Sockets and Switches, Ceilings and Light fittings are noted along with specific items related to specific rooms, for example; White Goods, Cookers, hobs and Ovens in Kitchens and Toilets, Basins, Baths and Showers in Bathroom or Ensuites. 


    We also check Smoke and CO alarms, record the keys for the property and take meter readings. 


    A check in service is also available where we'll meet the tenants, go through the Inventory highlighting any issues and hand over any keys for a small extra fee. 

  • What happens if I don't have an Inventory?

    In the event of a deposit dispute adjudicators work from the position that the deposit is the tenant's money until the landlord or the agent proves that they are entitled to the amount claimed. In this respect, the burden of proof is therefore on the landlord/agent. Therefore failure to produce a comprehensive inventory at the start of the tenancy will severely impact the likelihood of a successful deposit deduction claim at the end of the tenancy.

  • What is a Periodic Inspection and why is it important?

    It's good practice to keep a good working relationship between Landlords and Tenants alike. 


    Using an Independant third party can bridge that gap and provide unbiased and honest advice to both parties ensuring the property is being kept in a good condition and alerting Landlords to any potential issues that require attention. 


    Typically, We'd book an initial 3 month inspection moving onto 6 monhly after this. 

  • What's included?

    We like to meet the tenants for a chat about the property to get a feel for any problems,  most which are easily solved. 


    The most common issues are Utilities, Stopcock Locations and heating  controls!!


    Once the tenants details are received, we'll make contact and organise. 


Checkout Inspections

  • What is a Checkout Inspection and why is it important?

    Without a checkout report, it's near on impossible to make any deductions from the Tenants deposit for damages or cleaning.


    The tenants deposit is theirs until either the Landlord or the Agent can prove otherwise. 


    A professional checkout report will compare the properties condition from when the tenants moved in to how they've left it when they've moved out. 


    In the event of any deductions due, without a checkout and original inventory being provided, the deposit protection providers will refund in full any deposit paid to the tenants.

  • What's included?

    A property inspection is conducted comparing the original inventory completed when the tenants moved in to how the property has been left.


    We'll arrange to meet the tenants to collect the keys. We'd normally expect the tenants to accompany us for the visit so they can point out any issues, however due to the Corona virus outbreak, we are currently only doing unaccompanied  visits. 


    We'll take final meter reading, check smoke and CO alarms and record the keys being returned.
